How operators respond
1 in 3 reviews get a reply
Industry-wide, managers respond to only about one third of the reviews they receive.
Only around 10% have a real system to track, analyze, and report on reviews.
Fewer than a third of replies land in the first three days, when they matter most.
Managers who ask guests for feedback receive a review 81% of the time.
Among managers with 50 or more properties, nearly all display at least three guest reviews directly on their own website.
What guests actually talk about
Location and beach access are the single most mentioned reason guests love a stay.
The most-praised thing operators directly control, ahead of view, size, or amenities.
Guests praise far more than they complain, a 5.2 to 1 ratio of positive to negative feedback across 116,000 tagged mentions.
The most common negatives are fixable operational basics. Cleaning is both the second most praised topic and the number one driver of negative reviews.
The rating premium
Properties holding a 4.5★ rating or better typically command 15 to 20% higher nightly rates than lower-scored comparables.
More reviews, more occupancy
Units with 21 or more reviews averaged 71% occupancy, versus 57% for those with fewer than five.
